6. Do you already have buyers for my home?
You’ll often hear this in a valuation: “We’ve got buyers ready and waiting.”
In reality, until your home is properly marketed, no one can know exactly who will be interested.
What matters far more is the agent’s ability to generate demand once your property launches. That’s what creates competition, and competition is what drives stronger offers.
7. What’s your plan for launching my property?
The first few weeks are critical.
A well-executed launch can build momentum, attract serious buyers and, in some cases, lead to multiple offers.
Ask how your home will be presented, where it will be marketed and what happens if interest slows down. A clear, structured plan is always more reassuring than a vague promise.
8. When are you available for viewings?
Buyers don’t all operate on a nine-to-five schedule.
Evenings and weekends are often when the most serious viewings take place.
Ask who will carry out viewings, whether they’re accompanied and how flexible the agent is with availability. Missed viewings can mean missed opportunities.
9. Will I deal with you throughout the process?
Selling a home involves ongoing communication, and consistency matters.
If you’re passed between different people, information can be lost, repeated or delayed.
Ask whether you’ll have a dedicated contact and how easy it will be to reach them when you need to. A clear line of communication makes everything feel more in control.
10. What results can you show from your recent sales?
Finally, ask for proof.
How close do they typically get to asking price? What percentage of their listings go on to sell? What do previous clients say about their experience?
Results will always tell you more than a polished pitch.
