Are you nesting or investing?
It’s a simple question, but one that can completely change how you approach your next move.
When you’re house hunting, it’s easy to get caught between logic and emotion. Numbers versus feeling. Return versus reality. But most buyers tend to lean one way more than the other.
Understanding which one you are can make the whole process clearer and far more enjoyable.
Two types of buyer
Broadly speaking, most buyers fall into one of two camps.
Investors approach their purchase strategically. They’re thinking about future value, market growth and how their next move helps them climb the ladder. Every decision is measured, calculated and geared towards financial return.
Nesters, on the other hand, are searching for something more personal. A home that feels right. Somewhere comfortable, liveable and genuinely enjoyable to spend time in. It’s less about the next move and more about this one.
Neither approach is wrong. But right now, the market is leaning slightly in favour of nesters.
Why this market suits nesters
With prices relatively stable and only modest growth predicted in the near term, the pressure to “time the market perfectly” has eased slightly.
That creates space for buyers to focus on lifestyle.
And here’s the interesting part. Homes that people genuinely love tend to perform well over time anyway. When it comes to selling in the future, emotional appeal often translates into demand.
In other words, a great home to live in is rarely a bad investment.
How to find your perfect home
If you’re leaning towards nesting, the priorities shift.
Start with how you want to live day to day. Location becomes more than a postcode. It’s about proximity to work, schools, friends and the places you enjoy spending time.
Think about space, natural light, and how the layout works for your routine. Consider the feel of the area. The noise levels. The small details that don’t show up in photos.
And importantly, get out and view homes in person.
Scrolling can only tell you so much. The real decision usually happens within minutes of walking through the door. That feeling can’t be replicated online.
It’s also worth trusting your instincts. The numbers need to make sense, of course. But if a home genuinely feels right, that matters more than many buyers initially admit.
Where the right agent makes a difference
It’s true that estate agents are instructed by sellers. But the best agents understand that successful sales rely on the right match between buyer and property.
That’s where a more ethical, considered approach comes in.
As founding members of the Ethical Agent Network, and part of its advisory panel, we’ve always believed that a good outcome means both sides feel comfortable with the decision they’ve made.
That means listening properly. Understanding what you actually want, not just what fits a brief on paper. Suggesting homes that align with your lifestyle, not just what’s available.
And importantly, giving you the space to say no.
No pressure. No pushing. Just guidance that helps you find something that genuinely fits.
A final thought
If you’re selling, there’s a useful takeaway here too.
The buyers who fall in love with a home are often the ones who move quickest and with the most confidence. Emotional connection drives decisions.
So whether you’re buying or selling, the idea of “nesting” is more powerful than it might first seem.
And if you’re starting your search, we’re always here to help you find the right place to land.
