If your entire property search happens on your phone, there’s a good chance you’re making things harder than they need to be.
We get it. Scrolling is easy. It feels productive. You can convince yourself you’ve “looked at loads” while sitting on the sofa.
But here’s the uncomfortable truth.
Scrolling isn’t the same as searching.
And in many cases, it’s exactly what’s slowing people down.
A recent report from a buying agency put it bluntly. Buyers are spending hours every week browsing property portals, yet many never step inside a single home.
The result? Expectations drift, opportunities get missed, and the search drags on far longer than it should.
We see it all the time.
People tell us they’ve been looking for months, sometimes over a year. But when you ask how many homes they’ve actually viewed, the answer is often… none.
At that point, it’s not really a search anymore. It’s just scrolling.
Why online searching only gets you so far
Photos, floorplans and descriptions are helpful. But they only tell part of the story.
They can’t show you how a space feels when you walk in. They don’t capture light properly. They won’t tell you if the layout works for your day-to-day life.
And they definitely don’t show you the atmosphere of a street, the feel of the neighbourhood, or how the garden looks on a warm afternoon.
You only get that by being there.
Most buyers know within minutes whether a home is right for them. That instinctive feeling is something you simply can’t replicate through a screen.
The homes you don’t see online
There’s another reality many people overlook.
Not every home makes it to the portals.
Some of the best opportunities are introduced to buyers before they ever go live. That might be through an agent’s database, a pre-market launch, or simply because someone was proactive enough to book a viewing early.
If you’re only relying on what you see online, you’re already a step behind.
Serious buyers act differently
There’s also a shift that happens when you start viewing in person.
Agents (and sellers) naturally take buyers more seriously when they’re out there, viewing homes and making decisions.
It shows intent.
And in a competitive market, intent matters.
A more honest way to approach your search
This is where we’ll be straight with you.
If you want to find the right home, you need to change how you’re approaching it.
Less scrolling. More stepping through front doors.
That doesn’t mean abandoning online search altogether. It’s still a useful tool. But it should be the starting point, not the whole strategy.
The buyers who find the right homes the fastest are the ones who get out there early, view widely, and build clarity as they go.
How we approach it differently
A big part of our role is helping buyers cut through the noise and focus on what actually matters.
That means having honest conversations early on, guiding you towards homes that genuinely fit, and sometimes suggesting properties you might not have considered at first glance.
It also means being transparent. If something isn’t right, we’ll tell you. If something is a great fit, we’ll help you move quickly.
That approach comes from how we operate as a business. As founding members of the Ethical Agent Network, and part of its advisory panel, we’ve always believed the process should be built around clarity, not pressure.
Because the goal isn’t just to get you to move. It’s to help you move well.
The one thing to do next
So here’s the simplest advice we can give you.
Put the phone down.
Get out.
Start viewing.
See what you actually like. See what you don’t. Build a real understanding of the market by experiencing it, not just observing it.
That’s when things start to click.
And that’s when you’re far more likely to find a home you genuinely love.
If you’d like to view any of the homes we’re currently marketing, just get in touch. We’ll make the process straightforward, flexible and as useful as possible.
