As the evenings draw in and another year nears its end, many people start thinking about fresh starts.

No online map can replace seeing a place for yourself. Visit at different times of day — a quiet Sunday morning and a busy school-run hour can tell two very different stories.

Pop into local cafés, parks and shops to get a feel for the community. A quick chat with a barista or neighbour can reveal far more than any postcode report.

2. Dig into the data

Beyond the feel, the facts matter. Look up recent sold prices and market trends on sites like the Land Registry or Rightmove.

If you’re selling and buying, a local agent can help you understand how your current and target markets compare — from house price growth and demand to average selling times.

Good agents live and breathe local data. They’ll know which streets are on the up and where you can still find great value.

3. Think (and plan) ahead

A location that suits you now might not be the best fit a few years from now.

Check local council plans to see what’s coming — new transport links, housing developments or school expansions can all change an area’s feel and property values.

4. Don’t forget the practicalities

Commute times, broadband speeds and school catchments all matter.

Plug addresses into Google Maps during rush hour, check Ofsted reports, and join local Facebook groups to get a sense of daily life.

5. Ask the experts

Estate agents spend their days matching people to homes and neighbourhoods. They can tell you the things data can’t — where the local dog walkers go, how easy it is to park and which roads hold their value.
