Offer what the property is worth to you. All offers are put forward to our sellers and a cover letter is always happily passed on. It’s worth remembering, the better positioned you are, the better your chances of securing that dream home. Talk to us to find out more about how you can give yourself the best chances.
Agreeing your offer
When your offer is accepted, we’ll agree target dates for exchange and completion, and what the next steps will be. Upon agreement, the property is taken off the market and the legal work commences. No one else will be shown the home, now let’s secure it for you.
First steps
Where applicable, it’s time to book in your surveys. A mortgage valuation and home buyers survey are typically the first booked in. Ordering your local searches and getting surveys booked quickly, saves you weeks if not months.
Keeping The Sale Moving
Conveyancing is the work that needs doing to ensure you’re buying a property free from any legal issues. We have a dedicated in-house team who are experts Sales Progressors, who support you and your legal representative. This support and communication is a crucial aspect of our work and ensures a smooth and stress-free process.
Exchanging
When you exchange contracts on the purchase of your new home, you pay your deposit and have a set date for move in day. This is the perfect time to book in the furniture movers!
Completion - Move in day!
The remaining funds will now be transferred over to the seller’s solicitor and once received (usually around mid-day), the home is officially yours and it’s time to collect your keys!

- I want to buy a property. What do I do first?
To avoid disappointment, speak to a Financial Advisor who can help you establish what your affordability is. Once you know what your budget is, you’re off to start your search.
Register your details with local agents who seem to be selling the kind of property that you are after. Often, agents like us will inform you of new homes coming on to the market, before they go live. It’s awesome to be given a heads up!
Search high & low! Many buyers tend to dismiss properties that have been on the market for ‘too long’, assuming there’s something wrong with it. Nine times out of ten, a property has not managed to sell because it is overpriced. Go and have a look at properties within your budget and then speak to agents about properties that are slightly over, that have been on the market for a while.
- I've found a property I love. What do I do now?
It’s time to put in an offer. Start with considering what you are willing to pay for a property, to ensure you don’t lose it. Preparing yourself with the price that you’re willing to pay, to secure your new home really helps. Speak with the agent and get an understanding of the agent’s offer process, so that you know what to expect.
- When will my mortgage lender release the funds?
Once you’ve exchanged on the property and sent over your deposit, your solicitor will draw down the remaining funds (your mortgage monies), from your lender. This will be done in preparation for your completion. This can take up to five days. Your solicitor will then send these funds over to your seller’s solicitor on completion day.
- When is the buyer or seller bound to the sale or purchase?
Both buyer and seller are bound to the purchase, once you pay the deposit and exchange on the property.
- What happens on completion day?
Most sales tend to complete around midday but this can be much later subject to the length of the chain and when all solicitors receive the funds. Once this happens, you officially own your new home and can collect the keys from the agent.
